A medical practitioner had just made the leap to specialist surgeon — and with it, a dramatic jump in income. They wanted to put that new earning power to work and add to a portfolio we’d helped build. The problem was timing.
The surgeon had been self-employed for only three months. Most lenders want at least twelve months of tax returns before recognising higher income — so they’d have assessed the application on the old salary, or made the client wait a year. Capacity was throttled, and there was no 20% deposit either.
The earning power was real. The history just hadn’t caught up yet.
Assessing the income that exists now
We identified a lender with a genuine specialist-medical policy that could assess current income rather than lean only on history. Using three months of evidence — bank statements and a BAS — we annualised the earnings to show the true level, landing at roughly 2.5 times what a standard assessment would have recognised. A medico policy also provided an LMI waiver, letting the client borrow up to 95% of the property’s value without paying lenders mortgage insurance.
The strategy sharply increased capacity and funded an additional investment property valued at approximately $2 million — years earlier than a traditional assessment would ever have allowed.
