Key Terms — In Plain English

LVR: Your loan amount divided by the property value. Above 80% LVR usually triggers LMI; below 80% avoids it.

LMI: One-off premium that protects the lender when you borrow at higher LVR. We’ll model whether paying LMI gets you into the market sooner (often it does).

Offset Account: A bank account linked to your variable loan that reduces interest by “offsetting” your balance—keeps your cash liquid and working.

Redraw: Extra repayments you’ve made on the loan that you can access later—handy, but not as flexible as a full offset.

Fixed vs Variable: Fixed = certainty of repayments for a set term (fewer features, break fees if you exit early). Variable = full features (offset/redraw) and rates can move up or down. Split = a mix of both.

Fixed Rate

  • Predictable repayments for budgeting
  • Good for short-to-medium horizon certainty (e.g. maternity leave, renovations coming)
  • Break costs can apply if you change/sell during the fixed term
  • Usually limited access to offset/redraw (varies by lender)

Variable Rate

  • Full feature set: multiple offsets, extra repayments, easy redraw
  • No break costs; you can refinance or pay down faster
  • Repayments can rise or fall with the market
  • Great for using cash flow to reduce interest via offset
